MAY 2025 BALLOT INITIATIVES - READ THIS BEFORE YOU VOTE
Initiative 1 authorizes the board to spend up to $3M for renovations to Copper Center, the Artisan Center and The Welcome Center. Initiative 2 seeks authorization for a Special Assessment (SA) of $2.49M ($1,000/household) for future amenity needs “such as” the Artisan Center, Copper Center, Welcome Center, Pickleball and Pools.
The Board has had over 2 years to plan for the Copper renovation costs, but no plan was adopted let alone even discussed until just recently...
Despite being asked, the board has no plan and no idea what it will do if the votes are NO...
Initiative 1 authorizes spending of $3M on Copper, Artisan Center and Welcome Center together, implying all 3 can be done for $3M...
Initiative 2 allows the board to spend the $1,000/household SA as it sees fit with vague references to other amenities...
Top amenities desired by residents were aquatics and hard courts — the board has disregarded this...
We still lack approvals from Oro Valley for renovation plans and zoning changes. Cost estimates are not finalized...
Thinking of selling your home? This increase won’t hit you — but it will hit your buyer. And that hurts all of us.
Here’s why increasing the Capital Contribution Fee (paid by buyers at closing) is a bad idea for our community:
Higher move-in costs push buyers away — especially retirees. That means fewer offers, slower sales, and lower home values for all of us.
Where will the money go? Without a clear, transparent plan, this fee becomes just another HOA slush fund.
